Where do I start to find out what's available?

Contact us either on the phone, email, fax or better yet, come to our office at Loon Mountain. We're pretty casual and we want you to be able to comfortably sit and chat with one of us so that we can give you a real good view of what's for sale. Don't know exactly what you want? Don't worry, we know buying a property up here is a multi-step process. We simply want you to become comfortable with us and we promise to assist you as quickly... or as slowly as you want.

Are all the developments essentially the same?

No, there are some differences between each one. There are condominiums, Planned Unit Developments (PUDs) and whole ownership. You do need to know the difference. Some associations include the fitness center facilities as part of your dues... some do not. Some include firewood and some do not. There are nuances that need to be explained so check with us.

I found a property... but are there hidden problems?

Without question, we always recommend that buyers get a professional home inspection. Inspections are a sure way to give you the reassurance you need in buying a second home in the area. With a home inspection, you'll receive info on the seals on the insulated glass, the condition of the exterior wood, whether there are electrical items needing addressing or whether the appliances are okay. These reports are complete and home inspections always protect you because they are part of the contingencies of the purchase and sales. If the inspection doesn't pass muster then you may either renegotiate the contract, require that the items be addressed by the seller or declare the agreement null and void and receive your down payment back.

Do I need an attorney?

Most people don't use one except in a few instances. The buyer usually finds that the lender they use will provide a closing agent and that agent suffices to ensure all is done properly and recorded in a timely fashion. You are always free to have an attorney if you want one. We have several recommendations.

How do I finance a home and where can I go for a loan?

You can always use a local bank in your home area. However, we have had great success with Chase Mortgage in getting people the funds they need to purchase properties up here. Most loans require 20% down, however, Chase has numerous programs. Call us and will tell you how to easily contact them. They are known for "over the phone" approvals based on the information you give them and providing it can all be documented.

Can I rent my unit for some extra income?

Yes you can. You can do it yourself or let us act as your agent. There's good money to be made through the different seasons with your unit in a rental program. There are also some tax advantages for having your property classed as a "rental"!

What if something needs to be fixed on my property?

You'll find ownership up here very easy. The area has a good selection of "Yankee Craftsman" who will diligently and economically address any issue about your property. Whether you want some painting done or some shelves put up, we have the contacts and as you grow into the area, you'll find it very easy to get help with whatever you need.
